Lot Grading And Site Prep details
Poor Lot Grading Sends Water Into Basements
When the ground beside a house slopes toward the wall, rain runs straight to the foundation. In Windsor's clay, that water sits there instead of soaking away. Over time it finds every crack in the wall and every gap around a window well.
Settled backfill is a common cause. Soil that went back loose after a house was built, or after an old repair, sinks over the years and leaves a dip right against the wall. Lot grading fixes the slope so water moves away.
Site Prep For Builds, Pools And Patios
Site prep is the excavation and grading work done before something new is built. That can mean stripping topsoil, cutting the ground to a level pad for a garage or a shed, preparing a base for a patio, or getting a yard ready for a pool installer.
We set the levels with a laser, remove what does not belong, bring in fill or stone where it is needed and pack each layer. A level, firm base is what keeps a patio or slab from cracking.
Lot Grading After Other Excavation Work
Most of our excavation jobs end with lot grading, and lot grading is often the step homeowners notice most. After a sewer line, a water line or a waterproofing dig, the trench is backfilled in layers and graded so it does not leave a low spot. If the soil settles over the first winter, call us and we will look at it.
Lot Grading And Site Prep Pricing
Lot grading and site prep usually cost between $1,000 and $10,000, depending on the size of the area and how much soil has to come in or go out. Regrading the strip beside a house is at the low end, and preparing a large building site is at the high end. The written quote lists the area, the fill and the finish.
